What it actually costs to sell

Most sellers are quoted a commission and nothing else, then meet the rest of the bill at the closing table. Here is the whole picture for Massachusetts and New Hampshire, with the numbers that are fixed by law and the ones that are negotiable marked as such.

Massachusetts transfer tax
The deeds excise is $2.28 per $500 of the sale price and the seller pays it. On a $600,000 sale that is $2,736. It is not negotiable and it is not optional.
New Hampshire transfer tax
New Hampshire charges $0.75 per $100 to the seller and the same again to the buyer, as two separate halves. On a $600,000 sale your half is $4,500, which catches people who moved north expecting lower costs across the board.
Commission
Negotiable, and it has been explicitly negotiable since the 2024 industry settlement changed how buyer agent compensation is handled. Anyone who tells you the rate is fixed is telling you about their policy, not the law.
Attorney and closing
Massachusetts closings are attorney-run, so budget for one. New Hampshire commonly uses a title company. Either way it is a few hundred to about fifteen hundred dollars, plus recording fees and any payoff or discharge tracking on your mortgage.
Getting it ready
The money that actually moves the sale price: paint, a deep clean, decluttering, and fixing the two or three things a buyer's inspector will find anyway. We tell you which repairs pay for themselves and which ones do not, before you spend.

Transfer tax rates current for 2026. Barnstable County uses a higher Massachusetts rate, which does not apply to the Merrimack Valley. Confirm your figures with your closing attorney.

How long it takes

  1. Week 1: preparation

Walkthrough, pricing conversation, the repair list worth doing, then photography once the house is ready. Listing before the house is ready costs more than waiting a week.

  2. Weeks 2 to 6: on the market

A correctly priced home in the Merrimack Valley typically draws its serious offers in the first two weekends. If three weeks pass without one, the price is the message, not the marketing.

  3. Weeks 6 to 12: under agreement to closing

Inspection, then the buyer's appraisal and mortgage commitment, which is where most delays live. Cash closes faster. We track the lender's dates so a missed one does not become your problem.

What sellers ask us first

Should I sell before I buy, or buy before I sell?
It depends on whether you can carry two payments for a month. If you cannot, selling first with a rent-back agreement is usually cleaner than a contingent offer, because in this market a contingent offer competes badly.
Is it worth renovating the kitchen before listing?
Almost never. A full kitchen rarely returns what it costs in this market, while paint, floors and a deep clean return several times theirs. We would rather tell you not to spend the money.
What if my home does not sell?
Then something is wrong with the price, the presentation or the access, in that order, and we say so instead of asking you to wait. An expired listing costs you more than an uncomfortable conversation in week three.
Can we do all of this in Spanish?
Yes. The whole team is bilingual, and the paperwork gets explained line by line in whichever language makes the questions easier to ask.
