What sells in Salem
Salem's buyer pool is broad because the town sits on the state line with three I-93 exits and Route 28 running straight into Methuen. Buyers coming up from Methuen, Lawrence and Haverhill are looking for the same things: a single-family home they can move into, highway access, and New Hampshire's tax structure with no general sales tax and no tax on wages.
Single-family homes move fastest. Colonials and capes on the older streets around Main Street and Salem Depot, split-levels and ranches from the subdivision years, and larger colonials in the newer subdivisions all have steady demand. Condominiums and the townhomes at Tuscan Village draw buyers who want new construction and no yard work. As of May 2026 the median sale price in Salem is $575,000, with most homes selling between $460,000 and $720,000.
Pricing your Salem home
Start by ignoring the assessed value. Salem assesses property at a ratio of market value, 70.5 percent for 2025, so the number on your tax bill is not a sale price and buyers' agents know it. We price from closed sales of comparable homes in Salem over the last few months, adjusted for lot, condition, updates, and where the house sits relative to Route 28, the I-93 exits and the water.
In a balanced market the launch price carries more weight than in a hot one. A listing priced on the comps draws its offers in the first few weeks, and a lender's appraiser will check the contract against those same sales. Liriano Realty gives you a written evaluation built on the actual comparable sales, and the net sheet that goes with it includes the New Hampshire transfer tax on the seller's side, $0.75 per $100 of the price.
Preparing the house and timing the listing
A typical Salem listing takes about 27 days to go under agreement, so the work is front-loaded. Before photos, fix what an inspector will flag: roof issues, the heating system, the electrical panel, and any water in the basement. If the house is on a well and septic, which is common in parts of Salem including around Arlington Pond, pull together service records now. If you finished a basement or added an accessory or in-law apartment, which Salem allows, confirm the permits are on file with the town before a buyer's attorney asks.
Then clear, clean and brighten. Buyers crossing the line from Massachusetts are usually comparing your home against two or three others the same weekend, and the one that photographs well and shows well wins the second visit.
Spring and early fall bring the most buyers, but Salem sells year round because the tax motivation does not follow a season. If you are also buying, we time the listing so your Salem sale and your next purchase close on one schedule.
Multi-family and investor sellers
Salem's multifamily stock is smaller than in Lawrence or Haverhill and much of it dates from 1971 and 1972, according to the town's own housing chapter. Salem also permits accessory and in-law apartments, so a single-family with a legal second unit is a real category here. If you own a two-family, a condo you have rented out, or a house with an in-law, we position it for both owner-occupants and investors, and we make sure the rental history, leases and permits are ready before the listing goes live.
How Liriano Realty markets a Salem listing
Every Salem listing from Liriano Realty is marketed in English and Spanish and aimed at the buyers who actually cross the line: our own database of Merrimack Valley buyers, open houses timed for weekend traffic on Route 28, and listing photography that shows the lot, the garage and the highway access those buyers ask about first. Broker and owner Jefri Liriano is licensed in Massachusetts and New Hampshire (NH brokerage license 081961), so a buyer who needs to sell in Methuen first can work with the same team.
