The price range is wide because the housing stock is wide. A cape or split-level on an older street near Salem Depot, a larger colonial in a newer subdivision off Route 111 or Route 28, a garden-style condo, and a new townhome at Tuscan Village all sit at different points in that range. This is where buyers coming from Methuen, Lawrence or Haverhill get tripped up. MassHousing programs are for homes in Massachusetts only. On colonials and capes from the older decades, focus on the roof, the heating system, the electrical panel and any finished basement or addition. Ask whether permits were pulled, especially for in-law or accessory apartments, which Salem allows but which must be on file. On split-levels and ranches from the subdivision years, the mechanicals are often original and worth a closer look.

On condominiums and the Tuscan Village townhomes, the inspection is only half the work. Read the association budget, the reserve balance, the rules on rentals and pets, and the fee history before your contingency deadline. For new construction, the builder's contract is not a standard New Hampshire purchase agreement; we review it with you line by line.

If you keep a Massachusetts job, remember that Massachusetts taxes nonresidents on pay for work performed inside Massachusetts. New Hampshire has no general sales tax and no tax on wages, and that is the real reason the move can pay off, but let a tax professional run your specific numbers.
