What sells in North Andover
Every part of North Andover sells, but each part sells to a different buyer and for a different reason.
Condominiums and townhomes along Route 114 draw buyers who want to get into town at the lowest price and skip yard work. Clean association finances and a well-kept unit are what move these.
Colonials and capes in the subdivisions from the 1980s through the 2000s are the core of the market. Buyers look for an updated kitchen, a usable basement or bonus room, and a yard. A newer roof and heating system lift the price more than most sellers expect.
Older homes around the Old Center, the Common and Machine Shop Village sell on character. Original woodwork, wide floorboards and a documented history help, but buyers also want to know what has been done to the systems. Homes inside the North Andover Center Historic District or the Machine Shop Village district should be marketed with that history in front.
Homes near Lake Cochichewick and Weir Hill carry a premium for the setting, with the watershed protection rules disclosed up front.
Pricing and timing in a balanced market
As of May 2026, and these numbers are estimated, the median sale price in North Andover is about $750,000 with a typical range of $600,000 to $950,000, and homes spend around 26 days on market. That is a balanced market, which changes how you price.
In a hot market you can list low and let the bidding sort it out. In a balanced market, buyers compare your home against three or four others and they notice when one is out of line. We price on the closest recent sales in your neighborhood and your home's condition, then position the listing so it looks like the best value in its bracket on launch weekend.
On timing: an estimated 26-day average means a North Andover listing usually has its answer within a month. We launch only when the photos, the disclosures and any association or permit paperwork are ready, because a balanced-market buyer who has to wait for documents moves on to the next house. Listings pick up in the spring and again after Labor Day, but a well-priced home sells in any month. If you are buying your next home at the same time, we line up the sale and purchase so you are not carrying two mortgages or moving twice.
Preparing an older or a newer home
For a subdivision colonial, preparation is mostly presentation: fresh neutral paint, cleared counters, lighting, lawn and mulch, and a garage you can walk through.
For a home near the Common or in Machine Shop Village, preparation starts with an honest look at what an inspector will find. Fix the small things that read as neglect, such as a dripping valve, a soft sill or peeling exterior paint. Collect permits and receipts for any work on the roof, electrical, plumbing or heating. Buyers of older homes pay for confidence.
For a condo, gather the association budget, reserve statement, master insurance certificate and recent minutes before you list. Lenders will ask for them, and having them ready keeps the deal on schedule.
For fiscal year 2026 North Andover's residential tax rate is $11.24 per $1,000 of assessed value and commercial, industrial and personal property pay $16.00, and because the town resets the rate every year, buyers should confirm the current figure with the assessor's office when they make an offer.
Multi-family and investor angle
North Andover is mostly single-family and condo stock, so the multi-family market is small compared with Lawrence or Haverhill. The exceptions are the two-family homes and double cottages in and around Machine Shop Village and older houses near Main Street that have been divided. If you own one of these, Liriano Realty markets it to both owner-occupant buyers and the investor buyers we work with across the Merrimack Valley, and we explain to buyers how the rent history supports the price.
