What sells in Methuen
Methuen's housing stock is broad, and all of it is moving. As of May 2026, the median sale price is $600,000, most homes trade between $470,000 and $760,000, and listings are going under agreement in about 20 days. That is a seller's market: more qualified buyers than homes for sale.
Single family Capes and Colonials in the East End and West End draw buyers who want a yard and a quick run to I-93 or Route 213. Turn-of-the-century homes near Methuen Square and the historic district attract buyers who want character and a shorter drive to Lawrence station. Two and three family buildings sell to both owner-occupants and investors. Condos and townhouses move to buyers trading a bigger property for less upkeep.
Liriano Realty's office is at 240 Pleasant St Unit: 10, Methuen, MA 01844, and the team sees these sales close every week.
Pricing by street
The town median is only a starting point. A split level near the Loop, a Colonial off Pleasant Street and a three family near the Spicket can all sit in the typical range and still deserve very different numbers. We pull the closed sales from your section of Methuen over the last few months, adjust for size, condition and updates, and show you how each comparable supports the number.
In a market with about 20 days on market, the first list price is the one that matters. Price at what the comparables support and the market brings several buyers at once. Price above it and the home sits while the buyers move on to the next listing, and the eventual reduction lands lower than the right price would have.
Preparing the home
Most Methuen sellers do not need a renovation. They need the home to photograph well and to feel cared for on the first walk-through. That usually means a deep clean, neutral paint where colors are strong, cleared counters and closets, working light bulbs and a tidy yard.
Older homes carry a second list. If the roof is near the end of its life, the boiler is original or the panel is undersized, a buyer's inspector will find it. We help you decide whether to repair, to price for it or to disclose it clearly so the deal does not fall apart after the offer. On a multi-family, we gather the rent roll, leases and utility split ahead of time, because those documents are what investors ask for first.
Timing your sale
The calendar here is short, and the first two weeks carry the most weight. We plan the listing so that photos, the online launch and the first showings land together, usually with a weekend of showings and an offer deadline early the following week if interest is there.
If you are also buying, the timing gets more careful. We often negotiate a closing date or a short use and occupancy that gives you room to find your next home without paying for two. Because Liriano Realty works both sides in Methuen and the surrounding towns, we coordinate the two transactions from one office.
How Liriano Realty markets a Methuen listing
Every listing gets professional photography, a floor plan, a written description in English and Spanish, and syndication to the MLS and the major portals. We share it with the buyers already in our pipeline who are waiting for a home in your part of Methuen, and we run targeted social advertising to reach buyers looking across the Merrimack Valley and from over the New Hampshire line.
Jefri Liriano, broker and owner, and the team handle showings and offer review in both languages, so no buyer's question goes unanswered because of language. When offers arrive, we lay them out side by side on price, financing strength, dates and contingencies so you can choose the one most likely to close.
Start with a free evaluation
Because the office is in town, the evaluation usually happens at your kitchen table or at ours on Pleasant Street: a written estimate built from recent Methuen sales, explained comparable by comparable, at no cost and with no obligation to list. Call (617) 685-1515 or use the contact page to set it up.
For the full picture of the city, read the Methuen hub page, and if your next move is also in town, the Methuen buyer guide explains how we handle both sides together.
