As of May 2026, the median sale price in Manchester is $425,000, and the typical home closes somewhere between $340,000 and $540,000. Homes are averaging about 24 days on market, and it is a seller's market. In practice that means a clean, well-priced listing gets multiple showings the first weekend and often several offers by Monday.

Where you land in that range depends mostly on the neighborhood and the type of house. Mid-century capes and ranches in the South End are simpler, but check for buried oil tanks, asbestos wrap on old heating pipes and roofs that are on their second or third layer of shingles. A good inspection gives you a list of what to ask for.
