As of May 2026, the median sale price in Lowell is $484,000, most homes sell between $390,000 and $600,000, and the average listing goes under agreement in 28 days. That is a seller's market, and it shows in how offers play out. A well-kept condo downtown or a two-family in Centralville with rents in place will often have several buyers on it within the first week.

The good news is that Lowell still gives you room to choose. Within the same price range you can look at a mill loft, a three-unit, or a single-family colonial in Pawtucketville or Belvidere. The right answer depends on your monthly budget, whether you want rental income, and how much work you are willing to take on. Choosing the property type

Single-family homes are concentrated in Pawtucketville, Upper Belvidere and parts of the Highlands. Expect colonials and capes on established streets, many built decades ago, some with additions. Lot sizes in Belvidere tend to be more generous than elsewhere in the city.

Multi-families are the heart of the Lowell market. In Centralville, two-, three- and four-unit buildings make up a large share of the housing. The Acre and Back Central are dense with the same stock. Buying one of these and living in one unit while renting the others is how many of our clients build their first equity. The key items to check are the current leases, how utilities are split, and the condition of shared systems like the roof and heating plant.

Condos come in two forms. Downtown has the converted mill lofts: Boott Mills, Ayer Lofts, Canal Place and others, with exposed brick, wood-beam ceilings and tall windows. The rest of the city has smaller condo buildings and townhouse-style units. In both cases the association documents matter as much as the unit itself.

Financing notes for Lowell buyers

It is a real Massachusetts program that offers mortgage loans and down payment assistance through approved lenders, and it covers single-family homes, condos and two- to four-family properties bought as a primary residence. Eligibility depends on income and other factors, so we connect you with a lender who can run your numbers rather than guess.

For a multi-family, tell your lender early that you plan to live in one unit. That changes which programs apply and how projected rent is treated. For a condo, the lender will review the association's finances, so get that paperwork moving as soon as you are under agreement.

Inspections and offers on Lowell housing

Most of Lowell's housing is old. Much of Centralville was built before 1940, and the mills downtown date to the 1800s. On a multi-family, we insist on seeing every unit.
